The History of 30A has proven time and time again that the sooner you invest the sooner you will be able to reap the benefits of owning, renting, or selling on 30A. Visitors and even locals are constantly impressed by the sugar white sandy beaches and emerald green waters on 30A. The picturesque passage is also home to some of the best cuisine and shopping options that the Emerald Coast has to offer.

There are tons of things to do while still maintaining a laid back lifestyle on highway 30A. One incredible feature that [almost] every 30A condo or home has is the gulf views. The highly coveted spots on 30A are all Gulf front 30a beach homes or condos. As you would expect, this has led developers to squeeze out as many houses/condos they can from these treasured pieces of real estate, as possible.

Thankfully, the community and its residents have strict residential and commercial building codes to prevent the cluttering of these gulf views.

Specifically, a four-story building height limit. By restricting the spread of high rise condos and overcrowded commercial projects, 30a has made an environment filled with local beach homes and quality condos that have plenty of private space, [mostly] uninterrupted views, easy access to beaches, and shopping just a short walk away.

30A Community Information and Amenities

A beautiful coastal community in Santa Rosa Beach Florida, Scenic 30A is situated on the Emerald Coast, wherein you can find numerous famous areas and smaller beach communities. 

In just around 20 Miles, 30A has a multitude of different beach communities that all have their own individual charisma that satisfies beach lovers from every level and station. Places like Inlet Beach, Rosemary Beach, Seacrest Beach, Santa Rosa Beach, Seacrest, Alys Beach, Seaside, WaterSound, Seagrove Beach, WaterColor, Grayton Beach, Blue Mountain Beach, Gulf Place, and Dune Allen Beach all serve to enrich this area.

To live in a community off of 30A is not a difficult decision to make. What is difficult, is deciding which place to live along 30A.

There are many lovely features in 30A communities, such as the cobblestone streets of Rosemary Beach, the oft-written about Seaside - at the heart of 30A, the renowned views and natural feel of Blue Mountain Beach, the gated community of Draper Lake, the "green homes" of Alys Beach, the historic community of Grayton Beach, or the dune boardwalks in WaterSound.

You can choose to buy in Sanctuary Beach - the only fully private beach in Florida, or buy a home in Seacrest Beach, a community built around the largest pool in the area and home to the Camp Creek Golf Club.

 

What To-Do on Highway 30A: Art, Music, and Lifestyle

• The 30A Song Writers Festival, hosted in 25 venues around the area, is quoted as being the "Sundance Festival" for the music industry. Local culinary artists and local musicians team up to create a remarkable dining and entertainment experience for all. 

• The 30A Area is also home to some of the highest rated public schools in the area like Butler ElementaryEmerald Coast Middle School and South Walton High School.

• The bike path, a.k.a the "Timpoochee Trail," extends the entire length of Highway 30A. The Trail makes for a healthy and fun family activity to do while staying on Scenic Highway 30A.

Paddleboarding is enjoyed by many, as a way to explore the Gulf of Mexico and the unique Coastal Dune Lakes along Highway 30A. Paddle Boards can be purchased or rented at many locations. The Famous "Yolo Board" company was started in Santa Rosa Beach FL.

These coastal dune lakes are rare, and can only be found in a few places around the world: certain places in Australia, New Zealand, Madagascar, and Santa Rosa Beach in Florida.

Other Bucket List To-Dos

With a yearly average temperature of 69 degrees, 80 degrees in the summer and 53 degrees in the winter, anywhere along State Road 30A is an easy place to find tons of fun things-to-do. Popular activities in this area include golfing, kayaking, canoeing, sunbathing, shopping, beach walking, biking, sail boating, swimming, and playing tennis.

30A communities offer restaurants, numerous services and facilities, pools, parks, walking paths, nature trails, theatre productions, and dune boardwalks.

Deer Lake State Park, named after the freshwater dune lake within its boundaries, was established in 1996. Dune lakes are as rare as the flowers that appear on the dunes, such as the Gulf Coast's Blue Lupine, also found in Deer Lake Park and nearby areas. A boardwalk provides easy access to the beach over the dunes. There are interpretive nature trails and many viewpoints to hit in this park.

The Camp Creek Golf Club was designed by Tom Fazio, a well-known, well-regarded, golf course architect. This golf club is exclusive to vacationers and residents staying in WaterColor.
